City of Boulder Issues Building Permit on Frasier’s IL Expansion

BOULDER, CO–The City of Boulder recently issued a full building permit to Frasier for construction of its new 98-apartment independent living building for seniors. While permits were previously issued for utility, site prep and foundation work, the full building permit allows Frasier to continue construction on the apartment building to completion—which is projected for December 2019.

In addition to the 98 apartments, Frasier’s Master Plan project includes a 17,500 (approx.) square-foot Arts and Education Center with a movie theater and a 250-300 seat multi-purpose room with stage; expanding the current Wellness Center with a 25-meter exercise pool; and new and refurbished dining venues.

The issuance is timely as Frasier recently selected a name for the new apartment building—The Prairies—whereas the building housing the 200 existing independent living apartments at Frasier was named The Peaks. A Frasier resident focus group selected the naming theme and the names for the independent living apartment buildings, which were approved by the Frasier Resident Council and Frasier’s Board of Trustees.

“The City of Boulder has a very thorough permitting process, and with the size, scale, and scope of our Master Plan, we are thrilled to confirm that with the issuance of The Prairies building permit, we are currently on schedule with construction,” said Timothy A. Johnson, president and CEO of Frasier.

The Prairies at Frasier will not only be a LEED building, but WELL certified, too. The WELL certification is administered by the International WELL Building Institute™ (IWBI™) and third-party-certified by Green Business Certification, Inc. (GBCI). Essentially, once built, The Prairies will meet performance criteria in the areas of air and water quality; nourishment (encouraging healthy eating habits); light (window performance and illumination levels); fitness (encouraging physical activity); comfort (noise and temperature control); and mind (relaxation spaces and technology).

Currently, The Prairies has pre-sold all 98 apartments, but Frasier is accepting deposits for its wait list—for either The Prairies or The Peaks.
