Civitas And Guttman Properties To Bring Luxury Senior Living Community To Sugarcreek Township, Ohio

DAYTON, OH–Cincinnati-based Guttman Properties has teamed with Civitas Senior Living of Fort Worth, Texas, to develop The Grand of Sugarcreek, a luxury senior living community in Dayton.

Guttman Properties and Civitas Senior Living will own the property, while Civitas will handle the daily operation under the leadership of Civitas owners Wayne and Misti Powell.

The Grand of Sugarcreek will be located on nearly 10 acres at 4990 Wilmington Pike. The new community will offer 220 independent living, assisted living, and memory care residences. The team is expected to break ground in the later part of the first quarter of 2018, with construction lasting approximately 15 months.

Guttman Properties is a real estate development company founded by Ian Guttman that is focused on senior housing and upscale apartment development. Guttman formed the company after 29 years with his father’s company, Hills Properties of Cincinnati.

“My love for my father, coupled with observing the struggles that accompany the aging process, were pivotal factors that led to my desire to pursue development of senior housing communities with the goal of providing viable options for seniors to live life to its full potential,” Guttman said.

“We all want the best for our parents as they age because we love them,” he added. “Studies have shown that seniors who live in housing that offers a resort-like experience feel connected to their community and have a better quality of life.”

The Grand of Sugarcreek will create a resort-like lifestyle through luxury amenities such as a landscaped courtyard with outdoor entertainment spaces including a community garden, an arbor, amphitheater, outdoor kitchen, and dog park. Common indoor spaces like the bistro coffee bar, clubhouse, theatre, and game room encourage residents to socialize.

Assisted Living residents will be able to pamper themselves at the on-site salon as well as enjoy indoor and outdoor dining options.

“We’re excited about working with Sugarcreek administration to serve senior housing needs in the community,” said Guttman. “The township has been very positive and helpful. Our property is ideally situated along a main thoroughfare with great access to services, including Kroger, Costco, several restaurants and Miami Valley Hospital.”
