Solvere Senior Living to Manage New Community in Texas

FREDERICKSBURG, TX, and OKLAHOMA CITY–Through management contracts with an under-construction community in Texas and an existing community in Oklahoma, Solvere Senior Living continues to expand its footprint.

The firm is managing the new state-of-the-art Villages of Windcrest assisted living and memory care community in Fredericksburg, TX. Slated to open in November, 2018, the $21 million facility will provide 60 assisted living apartments and 24 private memory care suites, along with the latest in modern amenities, services and care. A sales office is open on-site at 702 W. Windcrest Street with deposits being taken.

On June 22, Solvere officially assumed management of Grand Tapestry at Quail Springs at 14101 N. Kentucky Ave, Oklahoma City. A 55 + luxury living apartment community, Grand Tapestry offers an active lifestyle with a wide range of features, amenities, services and engaging programs designed for comfort and convenience in a maintenance-free environment. The contract marks Solvere’s first managed community in Oklahoma.

The Villages of Windcrest’s range of attributes includes Wi-Fi throughout, three restaurants, theater, fitness center, salon, spa, library and business center. Windcrest will also provide Solvere’s proprietary wellness philosophies Salus™ and Valeo™. Salus (Latin for well-being) is a holistic approach that focuses on each resident’s potential to achieve his or her personal goals through engagement and connection. Valeo (Latin for to thrive) focuses specifically on wellness initiatives for those with memory impairments and incorporates components that examine residents’ social, intellectual, spiritual, and physical well-being.

The owner, developer and builder of the Villages of Windcrest is Dallas-based Bridgeview Realty Capital, LLC. Established by John Lanier in 2011, the firm brings decades of experience in the development and financing of commercial, office, industrial, retail, multi-family and senior living communities. Lanier, who has developed and financed commercial real estate for more than 40 years, has exclusively devoted his company to senior housing and health care properties since 1993. The architectural firm is REES, based in Oklahoma City and Dallas.

Grand Tapestry’s goal is to provide a lifestyle that is luxurious and as effortless as possible to allow residents to enjoy every day. Features and amenities include a heated salt water exercise pool, theater, outdoor kitchen with fire pit, individual washer/dryer, HVAC and water heater, stainless steel Energy Star appliances, private balcony or patio and CAT 5 wiring for high-speed internet. There is also a bistro kitchen, salon, fitness and business centers, billiards and card room and a dog park.

A diverse lineup of daily activities and events, as well as concierge style services and move-in assistance are also offered. A rich array of dining, shopping and entertainment options are within steps of the front door. Solvere is also providing its Salus wellness philosophy program. Grand Tapestry is owned by a limited partnership between a private developer and private equity firm.

Through its team of professionals in nursing and wellness, finance, operations and marketing, Solvere Senior Living currently manages 15 communities with three under development in nine states, including Florida, New York, New Jersey, Texas, Maryland, West Virginia, Virginia, Michigan and Oklahoma.
